A video game collector comes home from a long day of work as he places his brief case on to the floor and grabs a bite to eat before plopping down into his favorite chair to begin a day within a video game wonderland. The 11th grader is no longer a student; he or she is what ever character they want to be in a game. Todays game technology allows players to role play and become what ever character they desire.

One of the costs of a real estate purchase is title insurance. Title insurance is required by all lenders in Pennsylvania when providing funds (mortgages) to purchase real estate. It insures that the title to the real estate is free from any claims affecting the purchasers ownership. It protects the owner, and the lender, from losses incurred by past mortgages and debts, judgments, mechanics liens, divorces, defects in title, documents misplaced in courthouses, boundary line disputes, unpaid taxes, and other concealed problems, like forgery or other frauds.

WHAT IS THE COST?

In Pennsylvania title insurance rates have been set by the state legislature. The premium is generally calculated on the value of the interest, which you are purchasing. An owners policy is issued at the time of the purchase of the property and is based upon the full consideration, including the aggregate unpaid principal sum of any mortgages or other liens, claims, taxes and any other municipal charges not being paid. A policy may be issued in an amount in excess of the full consideration where agreed to by the insurer and the insured.

The title insurance rate comes in three varieties. If a property has not had title insurance within the past ten years, the title insurance rate is the Basic Rate. A purchaser of a title insurance policy shall be entitled to a less expensive rate, called the Reissue Rate if the property to be insured is identical to or is part of property which had obtained title insurance within the past ten years immediately prior to the date of the insured transaction.

There is a third, and lower rate and that is applicable to subdivision or condominium regimes. This rate is employed when title insurance has been issued to a builder within ten years of the title insurance being applied for and the builder sells completed units out of the subdivision or the planned unit development, cooperative or condominium. In this instance, the charge is 90% of the reissue rate. Attached to this article are examples of title insurance rates for properties valued between $250,000.00 and $500,000.00. SPECIAL TITLE INSURANCE RATES

There are a number of other, less frequently, used rates which apply in particular circumstances. One of those is when a loan policy is to be issued within four years of the date of the previously insured mortgage or fee interest and the premises to be insured are identical to, are part of, the real property previously insured, and there has been no change in the fee simple ownership. If all those criteria are met, and the new loan policy is within two years of the original title insurance issue date, the new policy is 70% of the reissue rate and if it is between two and four years of the original title insurance issue date, it is 80% of the reissue rate.

When a policy has been issued on a construction loan mortgage and within six months from completion of the building, the same mortgagor executes a new mortgage, the charge shall be 50% of the reissue rate, provided that the new policy is being issued by the same insurer which issued the previous construction loan policy.

Title insurance may be issued for a leasehold estate and in that instance, the amount of the insurance must be equal to:

A. The aggregate of the total rentals payable under the lease; or

B. the aggregate of the total rentals for the six years immediately following the settlement or closing of the lease transaction; or

C. a reasonable statement of estimated rents on percentage leases; or

D. the appraised value at the time of insuring the premises as established by an appraiser acceptable to the insurer; or

E. the land and total projects costs of such proposed improvements in the case of proposed construction; or

F. the purchase price of the estate when insuring an assignment of a leasehold estate, including all obligations assumed.

In addition to the basic title insurance rates, all title insurance companies issue endorsements that provide coverage for specialized property issues such as survey exceptions and condominium concerns and most lending institutions require two or three endorsements at every settlement. The endorsements are subject to additional charges to the title insurance applicant (Buyer). Those charges will be the subject of the next article in this series of memos addressing the costs of a real estate settlement.

Olsons Fourth Bid To Represent The Tampa Schools

The Tampa schools are part of the Hillsborough County School Board, and Candy Olson has represented the south Tampa schools for 12 years. The nonpartisan District 2 covers the south Tampa schools and curves into part of southwest Hillsborough County. Olson has twice been chairman of the school board.

The 58-year-old mother of two has faced challengers only once during her three previous bids for her school board seat. This year she faces two challengers, who want to represent the south Tampa schools Logan Cobb, a 17-year-old high school senior, and Bart Birdsall, a middle school media specialist. According to the Tampa Tribune, neither challenger for the south Tampa schools has raised much capital or waged much of a campaign against Olson.

During the 12 years Olson has represented the south Tampa schools, she has seen the district grow by more than 50,000 students. It is now the nations ninth largest school district. She has helped decide hundreds of policies and personnel decisions, many of which affect the Tampa schools, and has seen the district managed by three different superintendents.

With a masters degree in business administration, Olsons pet peeve is to reduce the myriad of forms used by the district and the bureaucratic paperwork a goal that continues to elude her.

During her tenure, Olson pushed the district to develop a school choice plan to give parents more options, which was implemented in 2004. She fostered partnerships between local libraries and schools, including those in south Tampa schools area and the Natures Classroom, an outdoor classroom for science study. She has been supportive of teachers issues, speaking out or bucking popular thought, when necessary. Though she comes on strong at times, she admittedly has learned to hold her tongue from the dais, especially when someone makes (what she considers) a dumb comment to her.

Two issues are pending before the board for this school year. One is whether to add more religious holidays to the school calendar. The second, a more controversial issue, is whether to make a policy that restricts soda and unhealthy foods in schools. The district currently needs to renegotiate their PepsiCo contract; however, they would like more discussion on this issue before proceeding.

Olson believes the most important priorities for the board this year continues to be student achievement, growth and developing a plan to reach children of uninvolved parents.

Olson is a former director of finance and planning for the Drug Abuse Comprehensive Coordinating Office in Tampa and information officer for the Boston Mayors office. According to the Tribune, she has raised nearly $20,000 in reported campaign contributions and loans, mostly from lawyers, educators and current district administrators. She is endorsed by the Hillsborough Classroom Teachers Association.

1. A Wand that Came with a Coffee Maker

I got a fancy electric coffee maker. In the box was a strange, and unexplained, object. It looked like a white plastic spoon, but where the bowl of the spoon should be was a mesh bag with something inside it. It did not seem to be made to assemble into the coffee maker.

There was nothing in the User Manual, or on the box, or any package insert that described this object.

I went back to where the coffee maker was bought, and asked about this object. The shopkeeper phoned the company, and later got back to me.

How much would we estimate the calls cost? Why did this time and money have to be spent?

(The device was a water filter. The User is to stir it in the water before making the coffee...it's supposed to remove impurities.)

Solution: Attach a tag to the wand. On the tag, explain what the wand is, its benefits, how to use it, and (in a nod to marketing) where to purchase more.

2. MP3 Player Backlight

My MP3 player has a backlight that illuminates when you press any button on the player. It has a nice, battery-saving feature, also. When the battery level drops below a preset amount, the backlight on the player will no longer come on. Excellent design idea.

A new User plays the MP3 player for a few hours, the battery runs down, and the backlight no longer works.

Unfortunately, the battery-saving feature is not documented. Even if the User searched the documentation, this feature would not be found.

The User's point of view can be summed up by one question: "How come my backlight no longer works?"

Followed by an action plan:

. "I'll call technical support."
. "I'll return this defective product."

Are these action plans not expensive to the company?

Solution: Mention this backlight behavior both as a feature (perhaps in the discussion about battery life) and also in the troubleshooting portion of the User Document.

3. Hold Switch

Most portable electronic devices have a "hold switch." This is a switch (or button combination) that locks the device so its controls cannot accidentally be activated. Feature.

It is quite possible that the hold switch can get accidentally moved to the "hold" position. Now none of the controls on the device work. The User, who may have never heard of the hold switch, is now faced with a "defective" product. Expensive Flaw.

. How many technical support calls have been made because of a hold switch?
. How much stress was created by these "defective" products (even if the User did eventually figure out about the hold switch).

Solution: Describe the Hold Switch both as a feature (where you discuss the controls on the device) and also in the troubleshooting portion of the User Document.

Google-YouTube and Web 2.0

Google surprised the world by announcing on October 9 it would acquire California-based video website YouTube for a stock-for-stock transaction of US$1.6bn. This amount is the highest Google has paid for a nifty website. But what makes this acquisition unique is that this is the highest price ever paid for a user-generated Web 2.0 content site.

YouTube simply adds to the Tribe of Google which boasts of areas as diverse as blogging, personalized search, satellite imagery, image management and cellular phone technology! The price tag of $1.6 billion has raised several eyebrows, and Google's economic wisdom is being challenged. However, what this deal means to web 2.0(a system of collaboration-based web development) has been widely ignored.

YouTube - a true Web 2.0 Company

YouTube, founded in 2005 by Chad Hurley and others, is in the genre of a true Web 2.0 media website consisting entirely of user-generated content. It ranks fourth in the sector after other US-based firms MySpace, Facebook and Wikipedia.

YouTube has played a major role in creating the new "clip culture". It is estimated to serve about a 100 million video clips every day to about 72 million unique visitors!

Under the new deal, YouTube is expected to retain its separate legal entity, with Google continuing to concentrate on its own Google Video website as a separate operation. But the deal with YouTube will increase its reach into the user-generated media content market. In this market, "there is a clear winner in [the] networking and social networking side of video", Google chief executive Eric Schmidt said. UBS analyst Benjamin Schachter commented: "Large advertisers are looking to spend more money with Google. Video is a major focus, and YouTube increases its inventory."

Where is the money?

What exactly is the business model behind the purchase? The official line from Google is that "YouTube acquisition is part of Google's ongoing mission to organize the world's information and make it universally accessible and useful." However, it is premised that Google plans to leverage its "advertiser relationships" - a reference to its strategy of combining Google Adsense for Video with Google Video.

The basic theme seems to be that YouTube will benefit from Google's ad platform when it comes to monetization. Google search will also "improve the search experience" for YouTube users.

Copyright worries

Copyright concerns are another area which will keep Google and its lawyers really busy. There have been several reports of users viewing illegally copied music videos, films and TV programs via the YouTube network. Critics have even drawn parallels to the now-redundant Napster network, despite having a far better record.

To its credit, YouTube has struck deals with Columbia Broadcasting System (CBS), Sony BMG Music Entertainment and Universal Music Group, in an effort to reduce copyright lawsuits.

What next?

This deal is a great one for YouTube, and hopefully a good strategic move for Google. The web community is anxiously asking the question: who is next? Of course, the Facebook-Yahoo! deal looks more likely to happen now. Let's keep our fingers crossed.

The New Age Is Here

It is really amazing how over the course of only a few decades how the world has changed. One of the things that stick out in my mind as a kid growing up in a small town in eastern Canada is how far we have come in such a short time. I lived in a house that didnt have any indoor plumbing we had one TV and we had just gotten that and there was only 3 channels on it anyway. That was it for electronic devices along with your good ole AM radio. These items were not much for real entertainment that I have grown accustom to over the years.

The biggest impact on the world today as we know it has to be the PC (Personal Computer). It was introduced to the world 25 years ago and has for ever changed how we communicate, get news and do business. I dont know if they really knew the impact that it would have on our lives, but could you ever imagine getting anything done today without one. Computers have become the ultimate tool for the whole family to use and enjoy weather it is for work, school or just entertainment.

With most advances in technology comes risk with the use of these advances. The PC is no different. With the introduction of the internet and computers becoming more and more accessible for people to own, came the exploits to damage these personal computers. Computers are being used for many things from storing personal data and conduct financial transactions online. The risks have grown even more when using the internet to do these things.

Internet exploits and crime has become a billion dollar industry for internet criminals. There are still people who are either not using the proper internet security products or none at all to protect themselves and families online. Not taking the proper action to make sure your computer, children and identity is safe when using the internet is just not smart today. Dont become a statistic just another person who has become a victim of internet crime. With the price of software these days it just doesnt make sense not be protecting you and love ones from the threats and exploits that are present all over the internet these days. They say that an unprotected computer on the internet will last only about 20 min before if will become compromised by some sort of maleware or exploit on the internet.

How many stories have we heard about children getting exploited or becoming subjected to some kind of inappropriate material? The internet is a great tool for kids to use for research for school; its like having a library right in your home. Not taking the proper steps to make sure your kids are protected while on the internet falls all on the parents. If you want to control your kids access to the internet and what the can view you have to have some kind of parental control installed on your computer.

I know most parents think my child would never do anything like that or they know what they are allowed to do on the computer. Well if you believe that that is just hogwash.

I will tell you a little story about a phone call I received from a shaking mother of a friend of my daughters. My daughter is 13 by the way, well I get a call from the mother of her friend and she tells me what the girls were doing when they were over her house on the computer. These are three young teenage girls chatting on msn using bad language and viewing material that they shouldnt be viewing. Needless to say I had a long talk with my daughter about this stuff and what is appropriate to be doing while on the computer especially in someone elses house. I didnt ground her because you know how kids can be especially when they get into a group there is that thing called peer pressure.

The problem I think is with the parents, you would like to trust your kids and believe that they wouldnt do anything like that but they are kids and will explore the unknown. If the parents had some kind of parental control on their computer in the first place none of it would have happened. My daughter has a computer and it has parental control on it not because I dont trust her but because I have to protect her from the unknown.

With computers you cant wait until you have a virus that has to be fixed or your identity and personal information has been stolen or your kids get themselves in trouble that is going to bring harm to them. You have to protect your computer and your family before any of this can happen by getting yourself some internet security and information on how to protect yourself while on the net.

Writing Effective Benefits Statements

How to turn features into compelling benefits that matter to customers

One of the most common trap the marketing folks get into when working on technical products is focusing on the features of a product rather than the benefits to the end user. Features are great - we all want to know what is in a product and want to be able to compare it to other products. But at the same time there are many features that, while the benefits may be obvious to the Marketer or Product Manager working on them, may leave potential customers wondering why they matter.

Here's an example. Back when I was the Product Manager for the Human Interface for the MacOS at Apple, the company would routinely release new technologies with each operating system release. Since many of these technologies were very "cool" by technology standards they would get talked about as feature. A few examples include QuickDraw GX and QuickTime.

Now for those of us who are more technical geeks, or for those who followed what Apple was doing we immediately understood what Apple meant when they said "includes the new QuickDraw GX graphics and printing architecture and version 2.0 of QuickTime". But for the other 99.999% of the world, stating some benefits would have answered the age old question of "So why should I care" (and "So why should I upgrade").

When writing effective benefits statements think of the phrase "Which means that you can". What do I mean by this? To give you an idea I'll use the 280 Group as an example (this is the part of the article where we do the shameless self-promotion).

One of the "Features" that we promote is that we provide "Hand Picked Marketing & Product Management Consultants and Contractors". On its own you might say "So What?", but here's the benefit statement.

FEATURE:

"Hand Picked Marketing & Product Management Consultants and Contractors"

Which means that you can

BENEFIT

"save the time and hassle of doing the work yourself to find a qualified consultant, check their references, etc."

Here's another example:

FEATURE:

"Seasoned Professional and Experienced Consultants"

Which means that you can

BENEFIT

"rest assured that you will have a committed and professional resource to see the project all the way through and get excellent results."

The "Which means that you can" phrase helps bring out the real value to your customers. They don't care about technology or features if there isn't an associated benefit to them. This may seem like Marketing 101, but it is amazing how many people neglect this when writing their marketing content.

To wrap up, let's go back to the Apple example. Now if I told you that you should upgrade to the newest version of the MacOS because you'll get QuickTime 2.0, which means that can watch movies on your computer that are twice as big and are much higher quality, would you be a little more prone to want to upgrade?

Diet Plan # 2: Just Say No.

If you get sidetracked and find yourself indulging a wee bit more than usual (read: cheating), do not abandon your quick weight loss diet plan altogether, simply because you feel you are no longer consistent.

Just make up for your mistake by eating twice as healthily as before. Remove temptation from your life (and your pantry!). Do your grocery shopping on a full stomach so you do not feel compelled to grab every snack in sight. Stock up instead on healthier alternatives, like whole grain foods.

Know the difference between a craving and real, honest-to-goodness hunger. When you hear that jelly doughnut a-calling, imagine yourself eating some other kind of food, like chicken, for instance. If youre really hungry, youll want to eat whatever food comes to your mind. If anything other than that jelly doughnut seems like a bad idea, then what you have is a craving that must be ignored.

Eat smaller portions more frequently, about every three hours, because when you allow yourself to get hungry, it will be that much difficult to suppress your appetite and you will have a tendency to overeat.

Diet Plan # 3: Take Your Pick.

If you prefer a more rigid and quicker weight loss diet plan, try the famous South Beach Diet. It has three phases, the first of which takes two weeks long and is the most restrictive. Its specific menus do away with most of the carbohydrates you know and love, like bread, pasta, sugar, and alcohol, making it a seemingly difficult diet to hurdle. The Atkins Plan, on the other hand, provides three meals and one snack a day. It focuses on eating lean meat and eggs, and like the South Beach Diet, targets carbohydrates first.

The ideal would be to shed one to two pounds a week. Anything more than that would be too risky as it isnt just unwanted fat you may be losing, but all-important muscle tissue as well. This is why exercise and physical activity are just as essential to quick weight loss as eating right, because building muscle helps to burn all those calories away.

There are many other quick weight loss diet plans in existence, precisely because there is no single diet that will work for everyone. Whether low-fat, low-carb, protein-rich, all-vegetarian, or whatnot, it is still up to you to decide which plan you think will suit you best. And remember, when in doubt, always consult your physician first.

Practice the art of feeling good. Everybody wants to feel good. The desire to ease pain and create pleasure is the primary motivator of human behavior. So why don't more of us feel good more of the time? One reason is that it is natural to think we have to get the problems solved and the tasks completed before we can relax and have fun. That plan just won't work. There are too many problems, too many tasks. The art of feeling good and being happy must be learned and practiced regularly for its own sake. This is not selfish, it's practical. Taking care of yourself is merely filling your tank for your journey. The better you feel the more energy you will have to do those good works you so long to do. And the world wants you to do your good works.

Look for the nobility of the human spirit. As hard as it may be to find at times, the nobility of the human spirit is always there. Think of the courage of a mother facing childbirth, the grueling challenge students face in preparing for exams, the harsh conditions that soldiers, firemen, policemen, plumbers, teachers and surgeons face in doing their jobs. Remember the courage it took to go back to school when kids made fun of you the day before. Honor the determination and force of will it takes to create successful businesses, great music and works of art. Respect and acknowledge the brave hearts and good souls of human beings all around you trying to do the right thing and make the world a better place for all of us. You are one of these yourself.
